Job Summary

The Assistant Project Manager - Construction supports the Construction Project Team with all construction management and related activities throughout the entire project life cycle, from Preconstruction Planning to Project Closeout.

Education/Certificates

  • High school diploma or equivalent required; Bachelor's Degree or equivalent preferred.

  • Valid Driver's License required.

  • OSHA 10-hour and 30-hour certification preferred.

Experience

  • At least 3-5 years of construction experience required.

  • Multi-family construction experience preferred.

  • Experience with construction estimating and scheduling processes.

Skills, Knowledge & Abilities

  • Knowledge and understanding of pre-construction reports, construction documents, drawings and specifications, construction means, methods and materials.

  • Advanced computer skills and familiarity with Microsoft Outlook, Microsoft Project, Word, Excel, Bluebeam, and construction management software (Procore preferred).

  • Critical thinking and problem-solving skills.

  • Strong leadership and interpersonal skills

  • Strong attention to detail, organizational, time-management and problem-solving skills.

  • Effective verbal and written communication.

  • Ability to follow complex oral and written instruction.

  • Ability to interact and communicate effectively within the organization, as well as with Trade Partners, (i.e., Subcontractors, Consultants, Municipality Officials and Inspectors, etc.) and all associates on the project site.

  • Ability to be proactive, independent and a self-starter.

  • Ability to work flexible hours.

  • Reliable transportation for travel to multiple project sites, as needed.

Essential Duties

  • Assists and manages trade and building permits during construction.

  • Assists with monitoring field operations.

  • Reviews and provides feedback on Design Drawings in detail for constructability and jurisdictional requirements.

  • Manages Procore documents including drawings, change orders, change events, photos, RFI's, submittals, etc.

  • Manages bidding process, including but not limited to creating bid packages, reviewing bids, creating bid summaries, preliminary Budgets, etc.

  • Develops complete knowledge and intimate familiarity with all construction documents including but not limited to Drawings, Specifications, Contracts, and Change Orders.

  • Assists with construction financials, including Project Budget and Subcontractor monthly Payment Application reviews.

  • Assists the Project Team with developing and maintaining the Baseline Construction Schedule.

  • Regularly reviews the Construction Schedule sequence and progress (including developing short-term Look-Ahead Schedules).

  • Reviews Contract and Change Order Scopes of Work for accuracy, trade responsibilities, scope gaps, etc. with the Project Team prior to issuing.

  • Regularly updates and reports on the project's performance through a variety of reporting mechanisms, including weekly and monthly reports, progress photos, etc.

  • Manages Closeout process, including all documentation.

  • Completes company required training by established deadline.

  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

  • Any other duties or responsibilities that may be assigned.

Estimated Rate of Pay:

$105,000.00 - $130,000.00

This position is exempt; the range above reflects annual salary.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
