The Regional Leasing & Marketing Manager ("RLMM") is responsible for collaborating with the onsite teams, marketing teams, and regional/national leadership to create, implement, and optimize tailored marketing strategies and budgets across a portfolio of multifamily and mixed-use CRE assets. The RLMM will also work with the onsite leasing associates to achieve the clients' rent growth, occupancy, days-on-market, and underwriting goals.
The ideal candidate is an experienced leasing and marketing professional with a track record of managing high-performing sales teams and marketing campaigns. They will also support the platform's business development endeavors by conducting research, developing RFP content, and participating in client pitch presentations. The role is part of the Multifamily Property Management platform and may initially encompass a broad scope of markets.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES: Develop a strategic marketing strategy and corresponding budget for each assigned property, based on the lifecycle stage (e.g., pre-leasing vs. stabilized) and the specific goals of stakeholders Implement and manage marketing strategies, programs, and budgets that support the achievement of the portfolio's performance goals by creating and implementing action plans around leasing and marketing Monitor and revise the strategy/budget over time in consultation with third-party clients based on changing market conditions and business needs Provide direct input into budgets including estimated lease-up schedules, annual leasing projections, rents and rent strategies Participate in third-party management sales pitches by researching the marketing opportunities for the target property, developing a recommended marketing strategy, and presenting the marketing section of the pitch to the potential client Manage effectiveness of lead generation and advertising platforms to drive qualified sales leads; negotiate pricing when necessary for new advertising and lead generation avenues Research competitive communities, market shifts, employment trends, sub-market changes, new product development or renovation, primary businesses, market trends, and differentiators that may impact asset value or performance Direct external agencies and partners to develop new property websites and oversee, manage, and enhance all websites on an ongoing basis Partner with internal stakeholders and external agencies to lead the naming and branding process and implement the branding across all key deliverables (website, collateral, etc.) for newly developed and repositioned assets Recommend effective outreach marketing, on-site curb appeal, resident functions, advertising campaigns, and resident retention efforts through building positive awareness about the property within the local neighborhood and community Utilize data to inform decision-making, leasing strategy development, and staffing decisions Conduct ongoing reviews to ensure all public-facing information about the property is accurate and updated. Support on-site teams with all efforts pertaining to reputation management and ensuring timely responses and resolution Participate in driving sales at the community through review of shopping report scores, interviews with leasing and sales candidates, development of leasing consultants, inspection of model units, and providing recommendations related to promotional collateral Drive leasing performance, achieving, and exceeding client expectations on KPIs Develop a high-performance sales team and culture, focusing on both team outputs and the professional development of direct reports Create and implement a leasing training curriculum for onsite leasing associates that includes proper sales techniques, resident service, branding, physical property standards, and use of leasing software/technology Develop and conduct portfolio trainings for new programs and continuing education of marketing initiatives Serve as the primary contact with all marketing vendors, including branding, lead generation, and website agencies. Act as liaison between these vendors and the property teams Assist in acquisition and disposition assignments by managing transfer of digital assets, setup of new advertising and campaign agreements, transition and updates of social channels, and onboarding new team members Travel to visit assigned markets on a regular basis to ensure familiarity with properties and submarkets and develop relationships with property and regional teams
EDUCATION: Bachelor's degree from an accredited university in marketing, public relations, design, business, analytics and/or related field preferred
EXPERIENCE: 3+ years in real estate marketing with a specialty in multifamily assets is required; leasing experience is required Must have experience marketing properties in Chicago and a deep understanding of the Chicago rental market. (Preferably Fulton Market and/or West Loop submarkets but other markets will be considered) Experience with a variety of property types is strongly preferred including lease-up, stabilized, owner-managed, and third-party managed. Experience with conventional, Class-A assets is required. (Candidates without Class-A lease-up experience will not be considered for this position) Hands-on experience and understanding of various lead generation platforms including SEO/SEM, PPC, ILSs, and social media is required Experience with the marketing functionality in complex CRM software systems - Yardi is ideal, but experience with similar multifamily platforms will be considered Branding and brand management experience including partnering with brand marketing agencies preferred Experience managing locations across multiple markets/geographies and working with a geographically dispersed team Strong written and verbal communication
