Position Summary

The Mortgage Loan Processor assists in the loan process by verifying information in all loan files, ordering documents needed, updating information on the computer system. Work closely with Mortgage Loan Originators and Underwriting to submit complete & organized files per policy and procedures.

The following duties are intended to provide a representative summary of the major duties and responsibilities and ARE NOT intended to serve as a comprehensive list of all duties performed by all employees in this classification. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional duties.

Essential Duties and Responsibilities

  1. Review incoming documents to assure complete, accurate information and update information on computer system. Request and verify accuracy of incoming data, and coordinate any problems/discrepancies with borrowers and loan originators.
  2. Review data for compliance with policy, regulatory requirements, and loan terms. Forward file to underwriter for review and approval/denial.
  3. Order credit reports, appraisals, flood certifications, title work, insurance, and other items required for loan decisioning.
  4. Update computer system based on loan decision made by underwriter.
  5. Interact with customers to answer questions on loan flow and status, and promote all services available at the company.
  6. Receive and follow up on outstanding documentation. Upon receipt of sufficient information, perform document audit.
  7. Resolve any exceptions with customer prior to funding.
  8. Maintain status of all files in process and update as needed; keep abreast of all FHA, VA, and conventional guidelines and changes that may affect loan status.
  9. Follow applicable state & federal laws and regulations.
  10. Comply with company, FNMA, FHLMC, FHA, VA and industry standard rules and guidelines.
  11. Other duties as assigned.

Qualifications

Education

  • High School Diploma or equivalent.

Experience

  • Two years of loan processing experience.
  • Mortgage experience preferred, but not required.
  • Related military education/experience may be used as a substitute for education or work experience.

Knowledge & Communication Skills

  • Excellent customer service skills. Ability to effectively present information and respond to questions.
  • Thorough working knowledge of real estate documentation, policies, compliance, and procedures.
  • Ability to read, write, and speak English sufficiently to comprehend, analyze, and effectively communicate business memorandums, technical procedures, and government regulations.
  • Commitment to excellence and high standards. Acute attention to detail.
  • Ability to effectively communicate with people at all levels and from various backgrounds.
  • Able to deal with frequent change, delays, or unexpected events.
  • Works with integrity and ethically.

Analytical & Decision Making Skills

  • Self-directed, able to work independently without supervision, and be able to prioritize multiple projects to meet firm deadlines.
  • Strong organizational, problem-solving, and analytical skills. Good judgement with the ability to make timely and sound decisions.

Computer/Software/Other Equipment Skills

  • Proficient knowledge of MS Office Suite, including Word, Excel, PowerPoint, and Outlook. Ability to operate standard office equipment such as PC, printer, fax/copier, and telephone.

Working Conditions

  • The noise level in the work environment is usually moderate.
  • Work is performed in a professional office environment.
