Property Maintenance Technician
Job Description

Job Purpose:

Maintaining, repairing and remodeling a large apartment complex. Remodeling and returning units to inventory in a quick professional manner. Performing work involving multiple skills. Duties may involve plumbing; electrical; insulating; welding; HVAC/sheet metal; carpentry; drywall; appliance repair, boiler repair, masonry, pool operation, cleaning, using power tools, keeping inventory, ordering, scheduling contractors, roofing and demolition.

Essential Duties and/or Responsibilities:

  • Performing work order repairs around property daily.
  • Perform routine preventive maintenance to ensure that all building systems operate efficiently and the physical condition of buildings does not deteriorate.
  • Regularly inspecting property for any repairs needed.
  • Regularly inspecting vacant units under construction to verify work is completed or scheduled.
  • Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
  • Assemble, install or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.
  • Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
  • Inspect, operate, and test equipment.
  • Record type and cost of maintenance or repair work.
  • Clean and lubricate machinery.
  • Clean and balance swimming pool.
  • Clean up after subcontractors (construction clean up).
  • Order parts, supplies, and equipment from catalogs and suppliers to maintain sufficient inventories in store rooms.
  • Schedule work with tenants, management and subcontractors.
  • Demolition/controlled deconstruction of units requiring remodeling.
  • Inspecting quick turn over units and performing repairs to any cosmetic items necessary to put unit back on inventory.
  • Communicating and working with leasing office.
  • Keeping all shops and store rooms neat and organized.

Qualifications:

       Experience and Education:

  • High School Diploma or Equivalent
  • Knowledge and Skills:
  • Mechanical - Basic knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Equipment Maintenance - Performing routine maintenance on equipment and determining when and what kind of maintenance is needed.
  • Repairing - Repairing machines or systems using the needed tools.
  • Troubleshooting - Investigating problems and deciding what to do about it.
  • Building and Construction - Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings & apartments.
  • Installation - Installing equipment, appliances, doors, railings, plumbing/electrical fixtures, garage door parts, cabinetry & blinds.
  • Equipment Selection - Determining the best tools and equipment needed to do a job.
  • Safety - Knowledge of relevant equipment, policies and procedures to promote a safe work environment.
  • Judgment and Decision Making - Considering the relative costs and benefits of potential actions to choose the most appropriate one.
  • Complex Problem Solving - Identifying complex problems and reviewing related information to develop and evaluate options and implement solutions.
  • Management/supervisor experience is a plus.
This position is strictly a seasonal position at our Flagship property in Wauwatosa!  There could be opportunities for full time permanent positions in the future!
