Job Description

HOME REHAB COUNSELOR

POSITION OVERVIEW:
Under the general supervision of the Home Rehab and Lending Director, the Home Rehab Counselor will serve as a guide to ACTS families who purchase homes for owner occupancy that need significant repairs.  Specifically, this position will develop the scope of work for each project and support the family through the process of selecting contractors, expediting the construction, setting reasonable self-help tasks, and accessing available home rehab funds.

RESPONSIBILITIES
  • Develop comprehensive, room by room, detailed scopes of work for decent, safe, and sanitary occupancy of homes in various stages of disrepair
  • Assist homebuyers and homeowners in their efforts to secure fair and realistic contracts for rehabilitation services from qualified and competent contractors
  • Coach and guide families through the construction process to maximize families’ opportunity to successfully complete rehab and sustain homeownership
  • Effectively manage relationships with ACTS families and advise them on approach to and pros and cons of change orders
  • Problem-solve and coach homeowners through various home rehab challenges
  • Document progress of home rehab projects in customer relationship management software
  • Review documentation, confirm reasonableness, and approve disbursement requests
  • Evaluate vacant homes in need of substantial repairs and recommend appropriate disposition strategies to ACTS Real Estate
  • Collaborate with the various departments (real estate, counseling, marketing) of ACTS on activities such as home inspections and prospective scopes, orientations, and outreach activities in order to deliver a comprehensive program
  • Develop, plan, and deliver home maintenance workshops for ACTS families
  • Coordinate and manage group volunteer projects from outside organizations and agencies
  • Manage routine maintenance and repairs for ACTS office building

EXPERIENCE:
  • Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures
  • Ability to provide high-quality customer and personal services. This includes understanding customer needs, effective communication with customer, and problem-solving to resolve customer concerns
  • Ability to analyze information and evaluate results to choose the best solution and solve problems
  • Ability to handle complaints, settle disputes, and resolve grievances and conflicts, or otherwise negotiating with others
  • Planning and delivering events, programs, and activities
REQUIREMENTS:
  • Minimum of three years of exposure to home construction or rehab process
  • High School Graduate or some college
  • Valid driver’s license and insured vehicle
  • Computer skills and ability to learn Customer relationship management CRM software
  • Proficiency with Office suite software
  • Proficient using email
PHYSICAL REQUIREMENTS:
  • Physical ability to walk through vacant homes in need of significant repairs, access all areas including attics and basements to develop scopes
  • Able to use the telephone and communicate verbally
  • Vision sufficient to visually observe the detailed condition of homes and structures
  • Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar
