SUMMARY: The Mortgage Loan/Residential Processing Manager supervises the mortgage processing/closing staff and day to day operations of the Residential Loan Specialists in addition to facilitating closings and preparing legal documents for all residential mortgage loans in compliance with secondary market guidelines. 

ESSENTIAL DUTIES AND RESPONSIBILITIES: North Shore Bank’s Position Descriptions are intended to describe only the major responsibilities of the job. Ensures all processes related to mortgage loan processing and closing are completed within all regulations and that company policies and procedures are followed; including coordinating with mortgage lending managers to ensure an effective and streamlined process. 

Participates in ongoing project to update, modernize and streamline the mortgage processing and closing process where possible while maintaining compliance and loan salability. 

Trains and assists staff in understanding and applying all regulations, policies, procedures and ensures all staff meet or exceed timelines for all loans. 

Provides day-to-day guidance, answering questions from staff and others within the mortgage lending area and related teams, and provides any updates on regulations or procedures as needed. 

Resolves inter- and intra-departmental conflicts as necessary for timely completion of all duties and responsibilities of the team. 

Maintains all complaint files from application through closing per regulations; and, resolves any problems and restores customer satisfaction. 

Provides assistance to mortgage loan originators with questions related to our system, structure of loans, contacting customers regarding loan conditions, procedural questions, etc. 

Performs full pipeline management to track loan progress. 

Assists and advises the team in analyzing residential loan application files to verify application data is complete and meets establishment standards, including type and amount of mortgage, borrower assets, liabilities, income, and employment history. This includes any additional verification required by the individual investors. Also assists and advises team in preparation of TRID documentation; preparing closing disclosures; hazard and flood insurance; examining title commitments; and all such related requirements. 

Performs regular reporting and monitoring loan submission information from loan officers to senior management including manual updates that are not supported by existing systems. 

Completes timely reporting of balancing department general ledgers and checking accounts. 

Provides quality service to customers, realtors, correspondents, loan officers, and Bank personnel. 

Assist closing agents and attorneys in conducting closings in a courteous and professional manner, explaining documents, answering questions, and resolving any problems. 

Researches any exceptions cited by internal and external audit sources and reports written findings to manager. 

Maintains written procedures on key department functions. 

MANAGEMENT RESPONSIBILITIES:

Carries out management responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. 

EDUCATION and/or EXPERIENCE:

High school diploma or its equivalent is required. Requires at least five years of prior mortgage closing and documentation experience. Mortgage processing experience is desired. Individual must have a strong knowledge of mortgage documents and their contents. Individual must have a thorough understanding of FHLMC, FNMA, WHEDA, FHA, and VA. Prior knowledge of Mortgagebot and Fiserv helpful. Individual must also work effectively under stress and tight deadlines.
