JOB SUMMARY Responsible for overseeing conceptual and negotiated projects throughout preconstruction phase. Provide leadership and project guidance as it relates to conceptual estimating, pricing, value engineering, scheduling, and profitability of projects. Guidance and oversight of preconstruction activities:
Integrated project team and project goal development
Conceptual budget/estimating, scope and schedule
Organize, identify, and track tasks related to preconstruction
Project Logistics Planning Authorities having jurisdiction
Procurement and bid packages
Participate in business development activities
Help build new business and strategic partnerships and maintain and expand customer relationships.
Develop and qualify new business projects through client visits, presentations, interviews and negotiations.
Responsible for estimating and budgeting of conceptual and negotiated projects.
Conduct preconstruction due diligence and working closely with owners and architects.
Evaluate materials and phases of projects for cost saving alternative approaches through value engineering and cost analysis.
Attend and participate in project planning and coordination meetings.
Participate in general oversight, mentoring and training project managers and project assistants on preconstruction activities.
Guide the execution of multiple projects through preconstruction activities and phases.
Collaborate with leadership, owners and architects throughout preconstruction phase of the projects.
BASIC QUALIFICATIONS
Bachelor’s Degree in Construction Management or related field.
3 – 7 years of progressively responsible related job experience in the construction industry.
ESSENTIAL KNOWLEDGE, SKILLS AND ABILITIES
In-depth understanding of pre-development/pre-construction, conceptual estimating, budgeting, cost analysis, value engineering, cost control, and scheduling.
Experience in working with municipal departments for rezoning, and development and building permit applications.
Ability to forge new business relationships and bring in new business opportunities.
Financial skills and the ability to evaluate estimating and pricing strategies.
Ability to travel to project work sites, valid driver’s license.
Ability to lead and manage preconstruction meetings
Ability to clearly and actively communicate with project internal and external team
Basic knowledge of VDC functions and work flows
