Job Description
Director of Buildings and Grounds
 
Under the direction of the Vice President, Finance and Administration, the Director of Buildings and Grounds develops and leads a team of engineers, technicians, contractors and third party vendors in the design, facility preparation, installation, and maintenance of the Mount Mary University facilities.  The team develops conceptual facility designs to meet the University’s criteria, develops designs to make facility modifications, and executes the change in systems.  This position collaborates with various departments.  This position oversees the implementation of safety and environmental initiatives to ensure they are consistently administered in compliance with the University’s policies and government regulations.  Coordinates buildings and grounds initiatives with other departments on campus.  Oversees the complete repair and maintenance of all equipment, buildings and grounds through a staff of technicians.

ESSENTIAL FUNCTIONS
  • Coordinate the activities of direct reports to ensure completion and accuracy of facility operating criteria and standards.
  • Develop and execute project plans to prepare facility for operation, including, renovations, relocations and expansions.
  • Develop and implement energy conservation program.
  • Develop and implement sustainability programs for the University.
  • Develop and maintain preventative maintenance and long-term capital programs.
  • Prepare requests for proposals, analyze and perform cost of ownership analysis.
  • Develop and establish standards for all buildings and grounds FF&E, systems and processes.
  • Develop annual and project-specific capital budgets and manage projects to meet those budgets.
  • Develop detailed project plans and schedules for university related projects using PMI standards and related tools such as Gantt charts and Work Breakdown Structures.
  • Manage project execution to ensure adherence to budget, schedule and scope.
  • Establish maintenance processes and procedures.
  • Develop annual maintenance and utility expense budgets and provide oversight.
  • Oversee contract negotiations with contractors and third party vendors and ensure performance standards are met.
  • Plan, organize, staff, direct and control the day–to-day operations of the department.
  • Develop and implement policies and programs as necessary.
  • Perform all human resource management functions including hiring, terminations, skills development, recognition and rewards, performance management and staff productivity.
  • Establish and maintain positive relationships with internal customers, third party vendors, and external customers.
  • Oversee safety and environmental compliance.  Maintain awareness of regulatory requirements related to OSHA and EPA.
  • Establish and maintain key performance metrics that drive success in operations.
  • Perform other duties as assigned.
MINIMUM EDUCATION
 
  • Bachelor’s degree in Design Engineering, Mechanical Engineering, Civil Engineering, Business Management or related field required.  Master’s degree preferred.
MINIMUM EXPERIENCE
 
  • Seven (7) years experience required of design engineering, project management, facility management or related area.
  • Three (3) years experience required of prior management with progressive responsibility.
REQUIRED SKILLS, ABILITIES AND/OR LICENSURE
 
  • Demonstrated project management skills.
  • Strong verbal and written communication skills.
  • Excellent interpersonal, organizational, critical thinking and problem-solving skills are required.
  • Ability to work independently and under minimal supervision.
  • Intermediate to expert knowledge of the Microsoft Office suite and Microsoft Project is required.
  • Ability to inspire a shared vision and empower and motivate a team.
  • Demonstrated ability to build professional rapport, effectively lead a team and positively influence diverse groups.
  • Strong understanding of contracting practices and methods.
  • Ability to read and interpret mechanical and electrical drawings and manuals.
  • Knowledge of motors and motor control methods.
  • Knowledge of applicable safety codes.
